Joseph Bramante

Joseph Bramante co-founded TriArc Real Estate Partners in 2013 and serves as CEO, leading acquisitions, capital formation, and strategic direction across the firm's vertically integrated platform.
Before real estate, Joseph was a business team lead at ExxonMobil, managing $1B+ in construction and materials logistics contracts for a $22B LNG development in Papua New Guinea. He earned the Project Recognition Award for exceptional performance in two consecutive years. He graduated Cum Laude from Louisiana Tech University with a degree in Civil Engineering, and later earned an Executive MBA from Rice Business, Jones Graduate School of Business. He also holds a certificate in Commercial Real Estate Analysis and Investment from MIT.
His entry into multifamily was unplanned. While on assignment in Papua New Guinea in 2010, he began studying real estate investing and acquired his first multifamily in 2011 — sight unseen, while still overseas. When he returned to Houston, the asset was at 25% vacancy, had fraudulent insurance and undisclosed asbestos. Rather than sell at a loss, he and his future partners executed a $30K/unit renovation, leased it back to stabilization, and realized a 200% return. That first deal, purchased for $650K and sold for $3.5M, became the blueprint for everything TriArc does today.
In 2013, the founding team acquired three additional properties, deploying $5K–$30K per unit in capital improvements and increasing NOI across all assets by more than 80%. In 2016, they consolidated under the TriArc name to build a fully integrated multifamily investment firm built around their E5 Framework.
Joseph holds the CCIM designation and is a member of the Entrepreneur Organization and the Houston Apartment Association.
